Deer Creek is a district, not a town
I live in Stillmeadows, inside the Deer Creek district, and my son graduated from Deer Creek schools. So when I tell you it is the most sought after district in the Oklahoma City area, that is not a line off a ranking site. It is where I chose to raise my own family.
That is the reason this page exists, and it is also why the next sentence matters so much.
Deer Creek is a school district, not a city. There is no city of Deer Creek to move to. The district sits near the western edge of Edmond and along the northwest edge of Oklahoma City, which means homes zoned to Deer Creek can carry an Oklahoma City or an Edmond mailing address.
Two consequences, and both cost people money:
- Buyers pay a premium for an Edmond address assuming it means Edmond Public Schools, when the property is actually zoned to Deer Creek.
- Buyers dismiss a home with an Oklahoma City address assuming it means Oklahoma City Public Schools, when it is in fact zoned to Deer Creek.
The mailing address is a postal artifact. The attendance boundary is a separate line on a separate map. They do not match, and they were never meant to.
What the district looks like
Deer Creek Public Schools runs roughly 9 schools serving about 8,000 students, and a new middle school, Central Creek, opened in August 2026 as the district continues to grow.
That growth is the other thing to understand. A growing district redraws boundaries. If you are buying specifically to be in a particular Deer Creek school, ask whether that area is under boundary review before you commit. A zone that is correct the day you close can change.
How to actually verify the zone
Do not rely on any of these on their own: the listing description, the city on the mailing address, the previous owner's recollection, or a third party real estate site's school section. All four are wrong regularly.
Verify against the district's own current boundary for the exact street address, and if the school is the reason you are buying, get it confirmed in writing. This takes a few minutes and it is the cheapest insurance in the transaction.
What homes cost in the Deer Creek zone
I am not going to give you a single median here, because the district spans two different mailing cities and a wide range of housing, from established Oklahoma City neighborhoods to newer Edmond side construction. A blended number would be misleading in both directions.
What is true: because Deer Creek is the most in demand district in the metro, homes inside the boundary carry a real premium over otherwise comparable homes just outside it. That premium is exactly why the boundary confusion is expensive in both directions. Pay it for an Edmond address that turns out not to be Deer Creek and you bought the wrong thing. Skip a home because the envelope says Oklahoma City and you may have walked past the one you wanted.

What the insurance will cost, before you offer
I hold a property and casualty license as well as a real estate license. That means I can price the homeowners policy on a specific address before you write the offer, instead of after you are under contract and it is too late to renegotiate.
In central Oklahoma that matters more than most places. Roof age, roof material and prior hail claims move the premium significantly, and a wind and hail deductible is usually a percentage of the dwelling limit rather than a flat dollar amount. Two similar homes on the same street can carry very different annual costs. It is worth knowing which one you are buying.
